Empower Area Director, DFW

Job
Description: The Area Director (AD) has responsibility
for researching and maintaining detailed real estate knowledge
about all new home development activity and current local
market conditions within a defined geographic area. The AD
will be the primary liaison to introduce potential CE customers
to our area partners, including, new home builders. The Area
Director's key role is to ensure our customers complete a
home or home loan transaction.
The
Area Director will work with new customers generated, and
referred to them by a CE Referral Coordinator under one or
more CE programs (i.e., Lease-to-Own; Home Savings Fund) to:
- Provide
market orientations and overviews;
- Identify
key customer needs;
- Provide
builder introductions/referrals;
- Establish
and maintain a strong relationship with the customer, including
regular and consistent communications throughout the transaction;
- Ensure
the customer is provided a satisfactory experience and that
they purchase through a CE Network builder,
- Ensure
prompt payment by the builder of CE's commission after the
transaction closes.
The
AD will work with real estate professionals, including new
home builders. The AD must:
- Make
regular and repetitive personal visitations to all new home
communities within their territory (minimum of once each
per quarter to each),
- Develop
active relationships with the local community managers of
all area builders, and
- Identify
potential new business opportunities for CE.
Key
Responsibilities
- The
field representative will regularly visit, and establish
relationships with the local builder sales representatives
in the target markets and price ranges as determined by
Community Empower management. Each community must be personally
visited at a minimum of once per quarter.
- The
Area Director must ensure that the local builder sales representatives
are regularly made aware of, and are utilizing, the various
services provided by Community Empower.
- The
AD will also regularly look for purchase opportunities for
Community Empower. The AD will seek to assist, locate and
purchase new, vacant homes under the Lease-to-Own program,
and help management facilitate those transactions as necessary
and required. The AD must be familiar with each community
and be able to identify which programs are nearing their
built-out, or final building phases.
- The
AD will provide market overviews and make personal introductions
of new customers to area builder(s) that are generated through
one of Community Empower's referral programs to ensure builder
acknowledgement and payment of commissions to CE.
- The
AD must educate the local builder sales representatives
about any Community Empower services (e.g. Home Savings
Fund, Customer Recovery Program) that the builder has signed
up for, and help ensure utilization of these programs at
the local level. They should also look for new opportunities
with other builders that have an interest/need in Community
Empower programs.
- The
AD must regularly maintain detailed real estate, builder
contact and current market conditions knowledge about and
within their assigned areas.
- The
AD will periodically look for new, vacant home site opportunities
for CE's affiliates to build new spec, and custom homes.
- The
AD will assist our internal housing group (Community Craftsman
Homes) with competitive data, marketing assistance, and/or
sales assistance in the territory when called upon.
- The
AD will be responsible to promote CE's services to area
employers, or other places of business and to look for new
affiliates to promote home sales in the AD territory.
- The
AD will responsible to become knowledgeable of new home
market pricing, inventory positions, and market tactics
and strategies of area home builders, including current
promotions and new home communities being contemplated.
Key Success Dimensions/Personal Requirements
- Excellent,
strong selling and presentation skills
- Positive
attitude, and professional appearance
- Ability
to sell to both builders (at both a management and sales
level), as well as consumers
- Strong
customer service focus. Ability to establish and maintain
regular contact and relationships with customers throughout
their new home closing
- Must
be extremely organized and detail oriented
- Self-starter,
requires little day-to-day direct supervision or direction
- Persistent
and tenacious
- Must
be able and willing to do a large number of sales appointments
per week in the field
- Ability
to maintain flexible hours based upon customer needs
- Must
keep and maintain detailed sales calls and sales activity
reports
- Good
mediation and conflict resolution skills
- Strong
PC skills. Knowledge of Microsoft Office products (Word,
Excel, Powerpoint), and Metrosearch software
- Experience
in Real Estate and/or Mortgage Sales desired
- Employee
must be aware of, and follow, all Fair Housing and Fair
Lending Laws
Place
of employment: The AD position is a field position. The
Employee will be expected to have work space available to
them, either commercial office space or home office space.
General meeting space is provided, as available, to the Employee
at the corporate offices.
Compensation:
Base Salary plus commissions and bonus plan
